What We Do

Landlord Legal Expenses Insurance

Landlord Legal Expenses insurance pays legal fees for professional services to protect the landlord’s interests in the course of letting residential property to tenants.

Provides cover for the legal expenses incurred in legal proceedings to recover possession of the landlord’s property, to recover unpaid rent, and in relation to other types of disputes between the landlord and tenant.

Our Landlord Legal Expenses policies provide as standard:

  • Nil excess
  • £50,000 limit of indemnity for legal expenses
  • Cover for eviction/possession proceedings
  • Cover for recovery of unpaid rent from the tenant
  • Cover for disputes between the landlord and tenant in relation to negligent acts of omissions, nuisance, trespass or damage to the property
  • Access to legal and tax helplines
  • Court attendance expenses

Cover is available on a standalone basis (policy per property or per tenancy agreement), portfolio basis (single policy to cover all properties owned by the landlord), or scheme basis (for managed properties or membership schemes).

Rent Guarantee Insurance

In addition to the cover for legal disputes, our Rent Guarantee insurance provides cover for unpaid rent, ensuring that the landlord does not go out of pocket in the event that the tenant fails to pay their rent.

Provides the same legal expenses cover included in our Landlord Legal Expenses insurance product, plus indemnity in the event that the tenant defaults on their rent payments.

Our Rent Guarantee insurance policies provide as standard:

  • Nil excess in relation to legal expenses claims; excess equivalent to one month’s rent (nil excess option available) for rent guarantee claims
  • £50,000 limit of indemnity for legal expenses
  • £2,500 per month limit for rent guarantee claims (subject to aggregate limit per claim)
  • Monthly rent paid until vacant possession is obtained (enhanced option available, which provides additional cover for an additional two months once vacant possession has been obtained
  • Cover for legal expenses incurred to obtain possession of the property, and for legal expenses incurred in other types of disputes with tenants
  • Access to legal and tax helplines

Cover is available on a standalone basis (policy per property or per tenancy agreement), portfolio basis (single policy to cover all properties owned by the landlord), or scheme basis (for managed properties or membership schemes).

Tax Enquiry Insurance

Provides cover for professional fees incurred in the event of a dispute with HMRC, or investigation conducted by HMRC into the policyholder’s tax returns. [click to expand]
